The Lynn occurrence is located on the south side of Witches Brook and west of Highmont Creek, approximately 2.5 kilometres southeast of Lower (Little) Divide Lake.

The area is in the central part of the Lower Jurassic Guichon Creek Batholith and is underlain primarily by Bethlehem phase quartz diorite to granodiorite. On the east, west and south sides of this tongue-like body, these rocks are in contact with Skeena variety quartz diorite. The Skeena rocks are texturally and compositionally transitional between the Bethlehem phase and the Bethsaida phase, the latter of which forms the central core of the batholith. The Bethlehem–Skeena contact is located approximately 500 metres west of the occurrence. Swarms of north and east-northeast–trending porphyritic dikes are closely related to the Bethsaida phase.

Locally, bornite veinlets occur near the western contact of a quartz-feldspar porphyry dike with the adjacent Bethlehem quartz diorite. The dike is at least 45.7 metres wide and trends north.

In 1975, percussion drilling (hole 75-5) on the Lynn 4 claim yielded 0.10 per cent copper over its entire length of 69 metres, including 0.86 per cent copper over 3 metres (Assessment Report 5785).

In 1976, percussion drilling on the Dawn 8 claim, located approximately 700 metres to the south-west, yielded 0.39 per cent copper over 3 metres in hole 76-15 (Assessment Report 6001), and in 1978, hole 78-4 yielded 0.31 per cent copper over 6 metres near the top of the hole and 0.18 per cent copper over 18 metres, including 0.23 per cent copper over the final 9 metres of the hole (Assessment Report 491).

In 1958, Sheba Copper Mines completed a program of soil sampling and an induced polarization survey on the area. In 1967, a further 67.2 line-kilometre induced polarization survey was completed. In 1974, two percussion drill holes were completed on the Hi No. 1 Fraction. In 1975, Lornex Mining Corp. completed 11 percussion drill holes, totalling 774.0 metres, on the Dawn and Lynn claims. In 1976, a 12 line-kilometre ground electromagnetic survey was completed on the Lynn 11-16 claims and two percussion drill holes, totalling 210.0 metres, were completed on the Dawn 6 and 8 claims. In 1978, eight percussion drill holes, totalling 1000.0 metres, were completed on the Dawn claims. In 1980, 20 percussion drill holes, totalling 2127.5 metres, and 1 diamond drill hole, totalling 148 metres, were completed on the Dawn and Bear claims. In 1981, Highmont Corp. completed three percussion drill holes, totalling 174.8 metres, on the Lynn 16 claim. Also at this time Lornex completed 14 percussion drill holes, totalling 1624.6 metres, on the Dawn, Lynn and Bear claims.
